**What You'll Do**

✅ Property Valuation & Appraisal

- Analyze vacant land properties to determine current retail value and future potential after entitlements and development (if possible).
- Pull and evaluate comparative properties to establish accurate pricing.
- Determine retail values for both "as-is" conditions and fully entitled, permitted, or developed properties.

✅ Comprehensive Due Diligence

- Conduct risk assessments on FEMA flood zones, contours/slopes, pipelines, transmission lines, soils, legal access, wetlands, and more.
- Inspect properties for existing structures and evaluate their conditions.
- Research utilities such as water, power, and sewer. Figure development costs if utilities are needed.
- Verify if the property has any liens, back taxes, exemptions (e.g., agricultural, wildlife), title issues, and outstanding financial obligations.
- Collaborate with city/county jurisdictions to research zoning, platting, and permitting regulations and restrictions for development potential.

✅ Financial Modeling & Underwriting

- Build financial models to assess acquisition, entitlement, development, and long-term investment scenarios.
- Analyze rental rates and market demand to inform development and leasing strategies.
- Calculate "as-is" and post-development property values to guide investment decisions.
- Evaluate financial viability and risks to determine alignment with investment goals.

✅ Market Research & Strategy

- Stay informed on market trends, zoning changes, and local regulations affecting property values.
- Research and recommend strategies to improve property value through entitlements, subdivisions, or development projects.

✅ Leadership & Collaboration

- Develop systems to streamline processes, appraisals, and underwriting workflows.
- Collaborate closely with acquisition teams, investors, and other stakeholders to present data-driven recommendations.
- Manage a team of assistant underwriters and analysts to foster a collaborative, team-oriented environment where your team can thrive and grow within the company.
